Getting Ready for an Inspection

The property must be fully accessible so that the inspector can view all areas that are required for a certification. In the event that all areas are not accessible, a “further inspection” will be required at an additional cost. The following items must be made available to the inspector upon his/her arrival:

1. SUBSTRUCTURE:

• Location of crawl space and accessibility.

2. SHOWER STALL:

• Have water on and available at all faucets.

3. INTERIORS:

1. Access to floor areas.
2. Access around washer and dryer.
3. Access around toilets and under sinks.

4. PORCHES, STEPS and DECKS:

1. Lattice around decks and porches removable and procedure to remove.
2. Remove or unscrew deck boards in various locations to inspect underneath, if built close to the ground or inaccessible.
3. Any decking that has less than 18″ clearance between deck and soil is considered to be an inaccessible area, and cannot be inspected (this holds true for substructure areas also). These types of areas may require the installation of trap doors or inspection plates.
4. The underside of steps must be accessible.
5. Planter boxes need to be elevated above deck boards and away from siding.

5. GARAGES:

1. Storage items in garage MUST be at least two feet from all perimeter walls
   so that we can inspect the perimeter framing.
2. If the garage is detached from the main structure, we need access if you
   have requested it to be included in the inspection.

6. EXTERIORS:

• Remove storage of any kind from against the siding also remove any
  earth/wood contact evident to lower portions of the siding.
